When an Owner selects a General Contractor/ Construction Manager before an Architect’s drawings for a project are complete, there is an inherent disadvantage to the Owner. The reason for this is that the Owner is now unable to obtain a complete and reliable competitive bid from General Contractors/ Construction Managers who in turn solicit bids from sub-contractors who rely on completed drawings to calculate their prices.
