  Project Administration

After a project begins, the foremost cause of why it goes off track is due to insufficient project coordination. In order to protect the Owners investment, DiResta-Richman's Project Administration allows for a project to run seamlessly, thereby allowing the Owner to focus on their business at hand, knowing their construction project is being efficiently administered.
   
 
On-site management and project coordination
Administrate weekly Owner progress meetings with architects, engineers, consultants and General Contractor/Construction Manager
Facilitate Trade coordination meetings with General Contractor/Construction Manager and Sub-Contractors in conjunction with Architect and Engineers and prepare accurate meeting minutes that reflect the projects actual condition
Ensure that General Contractors/ Construction Managers have fully purchased timely trades and organize submissions or stop drawings
Coordinate for Owner all direct purchases for other items not included in the General Contractors/ Contractors scope of work, ex; Utility Services, Telephone, Data, specialty trades
Coordinate and schedule controlled inspections with trades.

Cost and Resource Scheduling
CPM Schedule Developing and monitoring
Propose and review initial schedule and actual performance
Review daily reports by General Contractor/ Contractors and Sub-Contractors for compliance
On -site inspections and accurate progress reporting to Owner
Review all initial project payment documentation from General Contractors/ Construction Managers and Sub-Contractors for accuracy of trade value breakdowns
Administer and coordinate monthly payment applications of General Contractors/ Construction Managers
Audits and cost to complete estimates
Meet with banks and lending institutions for Owners progress payments
Negotiate Change Estimates and Issue Change Orders on an updated basis for Owner
Monitor quality of work and coordinate independent controlled inspections
Facilitate start-up and commissioning of mechanical systems and review operation and maintenance manuals
Organize warranties, review as built drawings and negotiate equipment service contracts
Punch list development and resolution
Claim avoidance and negotiation
Final Contract Close-outs
